Property Management and Lease Marketing Options:

Property Management-

Landlord Conveys Heritage Realty of Central New York the exclusive right to manage their property. When hiring Heritage Realty as your property manager you will benefit from the extensive marketing channels utilized to achieve maximum occupancy and desired profitability. Landlords will also benefit by handing over the responsibility of keeping expense records and receipts. Heritage Realty will keep all of the accounts up to date and ready for both the landlord and accountant at the end of the fiscal year. The hard work and headache of owning an investment property is alleviated, and turns into a simple check received in accordance to the tenants lease.

Details of Service:

·Heritage Realty will handle the procurement of leases while acting as property manager

·Heritage Realty will show the property to prospective tenants

·Heritage Realty will handle maintenance and service calls from tenants

·Heritage Realty will sub-contract regular maintenance and cleaning services

·Heritage Realty will collect the tenants rent for the landlord

·Heritage Realty will take the necessary legal action if and when tenants are evicted

·Heritage Realty will have all of the expense and revenue accounts up to date with monthly updates available for landlord. At the end of the fiscal year Heritage Realty will have all of the accounts and valuable write-offs prepared and ready to be handed over to an accountant

Property Management Rates:

·(Month Term Leases) Heritage Realty of Central New York will receive a dollar amount equal to the amount the property achieves in a month up front, then 10% of the monthly net income per month there after.

·(Student Housing Term Leases) When leasing at a per semester rate. Heritage Realty receives 10 % of the annual net revenue achieve by the property up front with a one year agreement to manage.

Alternative Marketing Options:


 
Marketing Option 1:

Heritage Realty of Central New York provides a featured spot on the Heritage Realty website. This featured spot will include up to ten photos (if applicable) with a written description about the properties best qualities. Heritage Realty will also provide "For Rent" signage to increase the properties exposure to the market. Heritage Realty will handle all of the showings inquired through their marketing channels. Landlords will be given the option to have Heritage Realty write the lease contracts.

Pricing:

Depending on the number of units the price for this marketing option ranges from $300 and up.

·If Landlord opts to have Heritage Realty write a lease, Heritage Realty will receive an amount equal to one months rent. If and when the amount received through writing leases supercedes the amount received in the initial marketing fee, Landlord will be refunded the initial marketing fee.

·Options also available for a feature spot in the Heritage Realty Bi-Weekly ad run in the Cortland Standard.

Marketing Option 2:

Heritage Realty of Central New York provides a featured spot on the Heritage Realty website. This featured spot will include up to ten photos (if applicable) with a written description about the properties best qualities. All of the leads generated through the Heritage Realty website will be passed to the Landlord.

Pricing:

·$100 for three months exposure on the Heritage Realty website.

·Options also available for a feature spot in the Heritage Realty Bi-Weekly ad run in the Cortland Standard.
